Our Property Management Service

Following are our scope of service as your Property Manager:

  • To co-ordinate Tenancy Administration between the Landlord and the Tenant
  • To provide rental audit to determine fair rental for the demised property
  • To vet and prepare of Letter of Intent
  • To vet and prepare of Tenancy Agreement
  • To provide the necessary credit and background checks of the Landlord/Tenant and supervise the signing of the Tenancy Agreement
  • To ensure timely payment of rent, insurance and other contractual obligations
  • To inspect property before and after tenancy for defects or damages.
  • Attend to Tenant’s complaints and advise home owner of the expenses of the repair or replacement of the damage
  • Inspect Landlord’s and Tenant’s documents pertaining to the property which include insurance policies, service contract, warranties, mortgage consent letters.
  • Assist Tenant to Check-In & Check-Out of the property
  • Assist Tenant to prepare an itemized list of required repairs and estimated cost during the term of the Tenancy and expiry of the Tenancy

Our Property Management fee is 5% of the monthly rent or $50 per month; whichever is higher. This fee shall be payable yearly in advance.
