Our Tenancy Management Service

LandPLUS is dedicated in helping you/your expatriates to find a desired home.

To fulfill this commitment, we provide you with the following services:

  1. We will undertake the task of assisting your expatriates to understand the various steps of the leasing process in the search for accommodation. (For rent review purposes, skip to step 4.)
  2. We will provide a "Need Analysis" Form so as to establish the individual's wants and needs.
  3. We will provide information as to the advantage and disadvantages of the choices available and offer suggestions based on their lifestyle requirements.
  4. We will provide rental audit to determine fair rental for the demised property and suggest negotiating strategies to help you obtain the most advantageous price and terms.
  5. We will vet and prepare the Letter Of Intent and Tenancy Management Agreement, provide the necessary credit and background checks of the Landlord and supervise the signing of the Tenancy Agreement.
  6. Upon acceptance of an offer, we will monitor all pre-settlement (escrow) activities throughout the closing process as permitted by law or local practice.
  7. To inspect property before, during and after tenancy for defects or damages and to attend to Occupier's complaints and advise home owner of the expenses of the repair or replacement due to the damage.
  8. To assist in the Check-Ins & Check-Outs of the acquired properties.
  9. To prepare an itemized list of required repairs and estimated cost during the term of the Tenancy and expiry of the Tenancy.
  10. Assist in application & termination for Power Supply, SCV, residential telephone line, and payment of Radio/TV license etc.
  11. To assist in following up with the Landlord for the refund of the security deposit.
Note
Each expatriate who is assigned to LandPLUS Property Network Pte Ltd is entitled to 15 hours of homesearch. LandPLUS Property Network Pte Ltd will charge a fee of $300.00 per assignment. This fee shall be WAIVED should LandPLUS Property Network Pte Ltd successfully find a property for the expatriate and organize the tenancy administrative matters.
